Terms and Conditions

We will confirm your booking as soon as we have received your deposit. The deposit for short breaks is £150, and for full week stays, it is £250. Please note, the deposit is non-refundable.

The balance of payment is due no later than 8 weeks before the arrival date. We will contact you a week before the payment is due to remind you. If the balance is not paid and you do not contact us, we will cancel the booking and the dates will become available for booking. We recommend you take out holiday insurance to cover you in case you need to cancel your holiday for any reason.

The person booking must be over the age of 18 and, by booking, accepts full responsibility for any damage.

Check-in is after 3 pm on the day of arrival. We are happy to meet and greet or leave the key in the key-safe.

Check-out is before 11 am on the day of departure. We ask that you leave the key in the key-safe and text us when you leave.

The cottage will be clean and tidy for your arrival and must be left in the same condition. We understand that accidents happen, and we ask that you inform us of any damage or breakages immediately to give us time to rectify them.

The cottage is strictly no smoking indoors.

We welcome well-behaved, house-trained dogs. Owners must clean up after their dogs both indoors and in the garden, including hoovering up hair. Throws must be used if dogs are on sofas. Dogs must stay downstairs when wet. If any bed linen is found with dog hairs or mud, you will be charged for replacements. Any extra cleaning will be charged at £10 per hour.

EV charging is not available at the cottage. Attempting to charge an EV by any means invalidates our insurance. Anyone attempting to charge an EV will be required to leave the property immediately.
